Air Conditioning
Inspections
Air conditioning systems above 12kW require mandatory professional inspections to assess their performance and efficiency. Discover how these evaluations help optimise your cooling system and what to expect during the assessment process.
What is an Air Conditioning Inspection?
An Air conditioning Inspection or TM44 inspection carried out by a qualified Air Conditioning Energy Assessor, is intended to:
- Demonstrate the energy efficiency of your current system.
- Identify any faults and advise on corrective actions.
- Offer recommendations for potential improvements.
- Provide guidance on how to reduce air conditioning usage and improve overall efficiency.
These reports are intended to support your efforts to reduce energy consumption, cutting carbon emissions, and lowering operating costs.
The energy assessor will point out how the current system’s operation can be improved and may suggest replacing outdated, inefficient, or oversized units with newer, energy-efficient models. Due to existing regulations that limit refrigerant replacement in older systems, there is added motivation to upgrade to more modern and sustainable equipment.
There are two levels of TM44 – level 3 and level 4. The level required by a building will depend on the complexity of the system installed.
Responsibility for the proper operation and maintenance of air conditioning systems lies with the person in control of the system – usually the building owner or manager.
When are Air Conditioning Inspections Required?
All Air Conditioning systems are required to be inspected every 5 years to ensure energy efficiency. This means that the first inspection needs to take place before the Air conditioning system is 5 years old. Each further inspection should then take place every 5 years after that.
