What is the DPI Competency Register

The Digital Property Inspector (DPI) Competency Register is a voluntary framework designed to demonstrate that individuals undertaking digital property inspections — using 360° imaging technology and AI-assisted capture systems — have met minimum standards of competence, professionalism, security and ongoing professional development.

The scheme is intended to support property professionals and surveyors operating in accordance with guidance issued by the Royal Institution of Chartered Surveyors (RICS) regarding the use of technology-assisted property inspections.

Important: Registration on the DPI Competency Register does not confer surveying competence, nor does it authorise an individual to provide professional surveying opinions.

Why is the DPI Competency Register Needed?

The property industry is increasingly adopting digital inspection technologies, including 360° imaging, artificial intelligence, remote assessment platforms and technology-assisted surveying processes. These innovations enable qualified surveyors to assess property information more efficiently while improving accessibility, speed and consistency.

As part of this evolution, a distinct new role has emerged: the Digital Property Inspector. These professionals attend properties to collect imagery, data and inspection evidence on behalf of surveyors and property professionals. While they do not provide professional opinions or surveying advice, the quality of the information they gather directly influences the standard of assessment undertaken by the supervising surveyor.

Currently, no recognised industry framework exists to define the minimum standards expected of individuals undertaking this work. The DPI Competency Register has therefore been established to:

Build Trust – Build confidence in technology-enabled inspection methodologies.
Support Surveyor-Led Services – Ensure inspection data is captured to a defined standard in support of professional surveying services.
Improve Inspection - Quality Improve the overall quality and reliability of digital property inspections.
Consumer Confidence – Promote consumer confidence in digitally enabled property services.
Professional Accountability – Establish professional accountability for those working in this emerging field.

Membership Requirements

The DPI Competency Register operates on an annual renewal basis. To maintain registration, members are required to provide evidence of the following:

Competency Training	Completion of a Quidos-approved competency training programme
Identification	Valid proof of identity
DBS Check	Dated within the last 3 years
Insurance	Professional Indemnity (PI) and Public Liability (PL) insurance
CPD	Minimum 4 hours of Continuing Professional Development per renewal period
Membership Agreement	Signed agreement confirming adherence to scheme standards
Complaints Procedure	Acknowledgement and adoption of the scheme complaints procedure

Scope of Registration

Registration confirms competence in the field of digital property inspections and evidence capture. It does not qualify an individual as a surveyor, nor does it permit the registered individual to offer surveying advice, property valuations or condition assessments

Membership Fees

Existing DigiProp members will receive grandfather rights and complimentary access to the DPI Competency Register for their first year of membership.

Equipment Requirements

The following equipment is required to operate as a Digital Property Inspector:

360° camera — Insta360 X5 (or an approved alternative)
Invisible selfie stick and tripod
Fully charged camera battery and a spare
SD card (minimum 64 GB)
Smartphone with the Insta360 and DigiProp apps installed
Torch

A dedicated starter bundle is available directly through DigiProp, which includes:

The Insta360 X5 is also available from major retailers at approximately £400 new, with second-hand alternatives available at lower prices.

The initial investment can be recouped within as few as 8 inspection jobs — an achievable target within a single working week for active inspectors.

Quality Assurance & Auditing

All work submitted through the DigiProp platform is subject to internal quality audit. One hundred per cent of submitted jobs are reviewed by the DigiProp team upon submission.

Where inaccuracies are identified within a submission, the DigiProp team will work collaboratively with the inspector to resolve them. However, where persistent inaccuracies are identified, the inspector may be subject to suspension or permanent removal from the DPI Competency Register and may lose the ability to access work through the DigiProp platform.
