Quidos takes complaints of any nature very seriously. We take pride in our role as a government approved accreditation scheme and we strive to ensure that all of our members meet the required standards regarding the way they work and the quality of the EPCs they produce.
We conduct quality checks on our members regularly throughout the year and as a scheme are audited by the UK Government twice annually.
Please note that although we work closely with and monitor our members, we do not employ them. As such, we are unable to become involved in complaints involving financial matters/disputes.
What is The Role of Quidos?
Quidos is a government approved accreditation body offering training and support to our assessors. As an accreditation body we ensure that assessors meet required compliance standards for the quality of Energy Performance Certificates (EPCs). Quidos complete these compliance checks throughout the year to ensure the lodged EPCs are up to standard and of the expected and required quality.
What is The Purpose of an EPC?
Most importantly an EPC makes it possible for potential buyers or tenants to compare the energy efficiency of similar homes prior to purchase or rental. Another requirement for an EPC is for application for government funding mechanisms, details of these can be found on the EPC itself.
What Goes into an EPC?
An Energy Performance Certificate (EPC) assesses the energy consumption associated with space heating, lighting, ventilation, and hot water within a property. It does not reflect the overall condition of the property or the state of any individual component.
The assessment for the EPC will take the form of a visual inspection with measurements and photos being taken throughout the property. This will mean that the assessor will need access to all areas of the property, including the loft space. If there is an area that cannot be visually inspected such the loft space, documentary evidence can be used if provided to the assessor during the visit.
Why Does the EPC Not Accurately Reflect the Amount I spend on Fuel Bills?
The EPC is based on a model of standard occupancy, using assumptions about how heating, lighting, and ventilation would typically be used within a property. This approach makes it possible to compare properties of different sizes across the country. It’s worth noting that the certificate doesn’t include energy used by household appliances like fridges or TVs, and it uses average fuel prices, which may not match the rates charged by your energy provider.
To establish the actual energy usage of the owner or occupier, an occupancy assessment is required. For domestic properties, such as houses and flats, this can be carried out by contacting a Retrofit Coordinator. Details of Retrofit Coordinators can be found on below:
